Subdivision Process

  1. Make Application—Include Dimensional Plan and applicable fee
    1. File will be created & forwarded to the MD and agencies or referrals (Alberta Transportation, TELUS, etc.)
  2. MD will receive new subdivision file; adjacent landowner information will be provided to the Municipal Planning Services (MPS) where:
    1. Money in lieu of parkland is determined (where applicable)
    2. 20% of subdivision/development cost  security deposit is submitted to the MD
    3. MD Technical staff review application: development Agreement is prepared — applicant / Landowner is responsible for building 2nd approach, ensuring all utility service connections are constructed to newly created parcel or in some instances construction of road, all in accordance to MD design standards
  3. Applicant / Landowner may consult surveying companies to prepare a tentative plan of survey
  4. Within 30 days a conditional approval (if no concerns) is sent to Applicant /Landowner
  5. Applicant / Landowner provide conditional approval to surveying company. Survey Company works with Land Titles Administration. To ensure proper plan is prepared
  6. Applicant / Landowner pay money-in-lieu if required; development agreement is signed; MD provides information of endorsement to MPS and Surveying Company. Final Survey Plan is sent with consent to register to the MD; all documentation is endorsed by Landowners (MD where necessary)
  7. Survey company sends final plan along with consent to register to Land Titles for registration
  8. MPS Ltd. endorses plan in accordance with Survey Company, Land Titles Administration and the MD
  9. Registered Documents are received; titles are sent to the MD along with subdivision plans. The MD updates utility accounts, taxation accounts, land accounts/files. Civic addresses are established and maps are updated and forwarded to emergency personnel (fire, RCMP, etc.)
