BACKGROUND

The MD of Opportunity currently has 4 commercial lots for immediate sale in the vicinity of to the proposed Wabasca downtown site.  The lots are surveyed and are designated for downtown retail commercial use.  The recent MD of Opportunity Commercial Market Study suggests that the current market potential for up to 6000 people lies with group businesses including a Bank, Clothing and Grocery Stores, Computer Sales and Service, Satellite T.V. Service, Dry Cleaner and Laundry, Insurance & Vehicle Registries, Message Therapy & Spa, Accounting, Real Estate Office and other professional services and office space.   Contact Renee Bernier, Economic Development Officer for a hard copy of the Commercial Industrial Market Study for Wabasca.

The adjacent downtown site which covers an area of approximately 115 acres, which is currently in the planning stages, will provide more opportunity for a mix of commercial, institutional and high density residential usage.  A conceptual plan is available but the area has not been surveyed and subdivided yet. However, the site contains an existing indoor swimming pool and spa, a field house and multiplex (which will open summer of 2012), a new hotel and spa (summer of 2012) and a newly completed 2 storey Medical Clinic on the corner of Opportunity Ave and Mistassiniy Road North, which was completed 2011.  A Storm Water Drainage Study and on site Geo-Technical and historical assessments have been completed which has given the MD the green light to move forward with the planning of the downtown. Wabasca Downtown Development Guidelines A main water and sewage system has been installed to service future development to the site.

ABOUT THE MUNICIPAL DISTRICT AND WABASCA

The Municipal District of Opportunity No. 17 encompasses seven small communities and includes the Bigstone First Nations reserves and is home to approximately of 7,000 people consisting of 5,400 permanent residents and a shadow population of 1600 from the oil and gas industry; at peak oil-patch and forestry season the population can grow up to 10,000 people.  

There is constant migration and commuting between communities and activity from industry and is a big factor in keeping our communities alive and vibrant.  Wabasca is located in the oil sands region and there is potential for more growth in the oil and gas industry in the region. 

Wabasca is central to the municipality and is the biggest and the most progressive of all the communities within the MD.  The past decade has seen some major developments in the area including the completion of all paved road access to Wabasca including highways 754 and 813 which converge at Wabasca. The MD of Opportunity has created and is implementing initiatives to encourage more residential development in the area and is also constructing some major upgrades to water, sewer and road infrastructure.  A downtown commercial and recreation core for the community of Wabasca is currently in the planning and development stages. An eighteen-hole championship golf course is currently under construction in Wabasca and is scheduled for completion in the spring of 2012.
